New Assisted Living to Benefit Adults with Physical Disabilities

GateWay at River City is an assisted living community being developed in Peoria, Illinois to serve adults with physical disabilities

Good News for adults with physical disabilities.

Ground was broken earlier this month to mark the start of construction of GateWay at River City, an affordable assisted living community that will house 106 private apartments. The community is designed to serve adults with physical disabilities who need some help to maintain their independence.

The $21 million development will be located on property at the corner of Romeo B. Garret Ave. and Richard Pryor Pl. on the south side of Peoria, Illinois.

GateWay is being developed by Vermilion Development, a Chicago-based company.

“We are thrilled to begin construction of a community that will offer residents the opportunity to live in their own private apartment and receive the personal assistance they need,” said Dave Cocagne of Vermilion during the groundbreaking ceremony.

Dave gave special thanks to Peoria Mayor Jim Ardis and Peoria City Councilwoman Denise Moore for their support of the development. The community is being developed in the District that Councilwoman Moore represents.

The primary sources of financing for the project come from a $9 million HUD-insured loan; $9.5 million in Low-Income Housing Tax Credit equity purchased by Affordable Housing Partners, a Berkshire Hathaway company; and nearly $3 million in Illinois Housing Development Authority (IHDA) HOME Funds.

Charlotte Flickinger from IHDA was on hand to help turn the first shovelfuls of soil.

Worn Jerabel Wiltse Architects, PC, of Chicago and Champaign, Illinois is the architectural firm for GateWay. Horve Construction of Forsyth, Illinois is the General Contractor.

Gardant Management Solutions is proud to be part of the development team and to have been selected as the management company for the community.

GateWay will operate through the Illinois Supportive Living program so it will be able to serve adults of virtually all incomes, including individuals on Medicaid. Adults with physical disabilities who are 22 to 64 years of age at the time of move-in will be eligible for residency.

Studio, one-bedroom and two-bedroom floor plans will be available.

Each of the apartments will feature kitchenettes and spacious bathrooms with showers and grab bars. Residents will be able to furnish and decorate their apartment to their taste.

Three meals a day, housekeeping and laundry are among the included services.

Residents also will benefit from all of the opportunities that will be available to enjoy the companionship of friends and neighbors and participate in social, recreational and educational activities.
